Excelsior & Grand was an ambitious redevelopment in the first-ring suburb of St. Louis Park. The 125-acre site was cleared and rebuilt as mixed-use complex of 660 luxury condominiums and lofts over shops and restaurants, structured and on-street parking, and pedestrian-friendly plazas and sidewalks. The result is a premier example of redevelopment and New Urbanism that functions as a community focal point and town center. McCombs Frank Roos Associates overcame several engineering challenges: · Combining old and new utilities · Preparing grading plans for underground parking · Ensuring the longevity of sidewalk and plaza treatments · Designing a drainage plan that improved water quality in nearby Wolfe Lake. The project received the Honor Award from the American Consulting Engineers Council of Minnesota in 2003.
